"Decision in Principle" in 24 hours

We understand that once you've made the decision to go ahead and buy your local authority or housing association home, you want to know straight away whether you can secure a mortgage, not have to wait days or weeks to find out.

As long as you can provide us with proof of your income (for example three months' payslips), a recent bank statement and a copy of a recent credit check, we will be able to give you what's known as a Decision in Principle within 24 hours in most cases.

A Decision in Principle is an agreement from the lender for the mortgage you require based on your personal circumstances. The lender calculates from your income and outgoings the mortgage amount they believe is affordable for you. They agree ‘in principle’ that they are happy to proceed to a full application which involves providing documentary evidence of your income, proof of your identity and a valuation on your property.
